You actually CAN sell your land yourself, but there are several reasons why selling on your own would be quite difficult. There are 4 important things you should consider:
1. The market for land is limited and it can take months and in many cases years to sell.
2. Banks, overwhelmingly, don’t give financing for land and lot purchases, so you will have to look for cash buyers. This would require an advertising budget, which means ongoing, out-of-pocket expenses for you.

At our expense, we run a title examination on each property we purchase to determine if any title issues exist. Depending on the state and county where the land is located and the circumstances involved, we may be able to quiet the title, file probate, or explore other options to clear the title. Each situation is different, so we work to find a solution to title issues when necessary.
This is actually quite common…and not a problem at all. If you don’t have a copy of your deed, we will prepare a new deed by obtaining the documents needed to complete the purchase of the land from the county offices. It won’t require much effort from you AND again…it will not require you to spend any of your own money.

We review every form submission within 24 hours of submission. The more information you can provide, the quicker you can expect to hear from us. An offer will be made within 5-7 business days, depending on the property being evaluated, the information you provide, your property fitting within our investment criteria, and the method of communication. We will send the purchase agreement, which can be adjusted if needed. The purchase agreement will be the official document that is required to move forward with the sale of the property.
It depends. Each sale is different. We have had sales close in 10 days. We have had sales that close in 2 months. You will receive cash for the sale within 2 business days from the closing date. The entire process depends on the uniqueness of each property. Whatever the situation, we WILL move through every step of the process as quickly as possible, so we can get to closing and you can receive the cash from the sale of your property in your hand – whether by check or direct deposit into your bank account, whichever you prefer.
We carefully evaluate every submitted property. However, we cannot purchase every property submitted. If you have not heard from us, it is likely because your property does not fit the criteria we are currently looking for.
Some buyers have not heard back from us because they provided incorrect contact information in their form, so please be sure the information you provide is correct. If you are sure you have provided accurate contact information and you have not heard from us within 2 weeks of submitting your form, we have likely decided we cannot make an offer on your property.
